Cascais, the Village

The center of Cascais is a favorite among expats as it has year-round amenities, bustling summers, peaceful winters, and one of the best fresh produce markets in the area.

Introduction

Cascais, once a fishing village, became a royal retreat in the 19th century when king D. Luís I made it cool to go to the beach instead of the mountains!

Now a vibrant coastal town, its cobblestone streets, traditional architecture, and scenic coastline charm residents and visitors all year-round.

Cascais blends culture and coastal living with historic sites like the Condes de Castro Guimarães Museum, art galleries like the Paula Rego Museum, and a variety of international restaurants. Festivals like Festas do Mar bring energy to the town, while the beaches and ocean promenade offer the perfect place to relax.

local lifestyle

Living in central Cascais offers a balance of energy and calm.

Summers buzz with outdoor events, beach fun, and nightlife, while winters bring a quieter vibe, perfect for exploring museums, galleries, or cozy cafés.

The Mercado da Vila adds to the charm. With fresh ingredients and local flavors, you will find everything you need to cook the freshest, most delicious farm-to-table food.

THE WEATHER

Cascais has a Mediterranean climate with mild winters, warm summers, and around 2,800 hours of sunshine yearly. Temperatures range from 10°C (50°F) in winter to 24°C (75°F) in summer, occasionally exceeding 28°C (82°F).

For the most part, the Atlantic Ocean keeps the weather comfortable year-round, perfect for lovers of the outdoors.

Cascais gets plenty of tourists in the summer, bringing a lively energy to the city. As a local, I love the buzz, but I also enjoy the quieter winter days when the crowds fade, and you can peacefully stroll along the promenade in the warm sun. It’s a balance I think you’ll appreciate.

MARKET PRICES

The real estate market in central Cascais offers a mix of traditional houses and modern apartments.

Prices reflect its desirability, with two-bedroom apartments averaging €500,000 (€5,000/m² or $464/sqft). Larger homes or sea views often exceed €7,000/m² ($650/sqft).

With its cultural charm, coastal beauty, and modern conveniences, Cascais is perfect for investors or permanent residents.
